Lead Generation for Property Developers in Germany
Nextmove Digital generates buyer and investor enquiries for specific new-build projects in Germany, through Meta campaigns split by unit type, buyer group and language. The form asks about use, purchase timeframe and financing status, and your sales team receives every enquiry immediately. We also tell you when advertising is not what will solve the problem.

Who this is for, and who it is not for
For property developers, project sales teams and capital-investment sales companies with available units in a specific project in Germany, whether before construction starts, during construction or shortly before completion. This includes developers and sales teams based abroad that want to reach German buyers and English-speaking investors for a German project.
It requires a sales team that calls enquiries back on the same day, in German or English, or the willingness to hand that step over. The model fits less well if units are priced well above the market, if exposé and floor plans are missing, or if you need guaranteed sales by a fixed date. No serious agency promises that.
What advertising cannot fix
Before any budget is spent, we go through four common causes of slow new-build sales with you. None of them is solved by more reach. Only once they are addressed does extra ad budget pay off.
- Pricing and unit mix
- When certain unit types do not sell, the cause is often price per square metre, floor plan or position in the building. More reach will not sell a mispriced unit.
- Buyer financing
- Interest rates and equity decide who can buy at all. A financing partner who checks buyers early prevents reservations from falling through later.
- Project presentation
- Renderings, floor plans, construction progress and a page that answers questions on completion date, energy standard and running costs. Without these, prospects click away. For English-speaking investors, this material has to exist in English too.
- Sales capacity and language
- New enquiries need a callback on the same day, in the language the enquiry came in. If your team cannot cover German or English calls, solve that first, internally or with our optional telephone prequalification.
How we run a new-build campaign
- Project analysis
- Available units, prices, target buyers, previous enquiries from property portals and what your sales team knows about the people who have already bought.
- Campaigns by buyer group and language
- Separate ads for owner-occupiers and investors, targeted by region, and separate German and English campaigns where it makes sense. Investors care about rental potential and depreciation, owner-occupiers about floor plan, location and completion.
- Form with prequalification
- Preferred unit type, own use or investment, purchase timeframe, equity and whether a financing confirmation is already in place. All answers are self-reported; financing is checked by the bank.
- Steering by sales status
- Sold or reserved units are removed from the ads. If a unit type does not move, we discuss openly whether the cause is the advertising or the offer.
- Handover and feedback
- Every enquiry goes straight to your sales team or CRM. Your feedback on which contacts were a good fit flows back into targeting, including how budget is split between German and English campaigns.
Scope and responsibilities
Who handles which step is agreed before the start. By default our work ends with the handover of the enquiry; callbacks, viewings and sales stay with your sales team.

What we can show
We currently market a new-build project in Dresden: three apartment buildings with 66 condominiums from 1.5 to 4 rooms and 32 to 107 m², with completion planned for the end of 2027. We do not name the developer without their approval. We will publish results once reliable figures on enquiries, viewings, reservations and notarisations are available and approved.
Published so far are two case studies from capital-investment sales. They show lead numbers and ad costs, not new-build sales figures, so they are related evidence of our campaign work only:
- Cacasa Immobilien, Berlin and Falkensee: a bilingual Meta campaign produced 122 investor leads in 82 days at around €20 ad cost per lead; 99 came from the English-language campaign and 23 from the German one. Budget per language and later conversations were not tracked separately, so the split says nothing about lead quality on its own. Case study (in German)
- CD Immo Portfolio: just under 400 investor leads, from around €7 ad cost per lead in the best phase (around €15 on average), prequalified for a self-reported net income of at least €3,500. According to the client, on average around 10 to 15 % of the leads reached a notarised purchase (client statement, not verified by us). Case study (in German)
Costs and measuring success
You pay the ad budget directly to Meta and a management fee to us. Production, such as construction-site videos or a dedicated project page, is added as agreed. As a general guide from our campaigns, around €1,000 in monthly ad budget typically produces 30 to 50 qualified leads per month; for a specific project this depends on region, units and audience.
Compare channels by total cost per reservation and per notarised purchase, not by price per enquiry. Our German guide “Leads per notary appointment” (in German) includes a calculator that separates reservations from notarisations.
Questions developers ask us
Can you run campaigns in English and German?
Yes. We run German and English campaigns side by side, each with its own ads, form and prequalification questions. In a bilingual investor campaign for Cacasa Immobilien in Berlin, 99 of 122 leads came from the English-language campaign and 23 from the German one. Budget per language and later conversion were not tracked separately, so this shows reach, not quality.
Do you work with developers based outside Germany?
Yes, if the project is marketed in Germany, Austria or Switzerland. Our work focuses on the DACH market. Where your company is registered matters less than where the project is and whether your sales team can handle German- and English-speaking enquiries.
Who calls the leads?
By default your own sales team. Nextmove hands over every enquiry as soon as it comes in. Telephone prequalification and appointment setting by Nextmove can be added as an option, with scope and price agreed in advance. Financing is always checked by your bank or financing partner.
Do you have experience with new-build projects?
We currently market a new-build project with 66 apartments in Dresden. We will publish results once reliable sales data and the developer’s approval are in place. So far we have published two case studies from capital-investment sales, with lead numbers and ad costs.
Do you check buyers’ creditworthiness?
No. Nextmove is a marketing agency and does not check creditworthiness, issue financing approvals or broker property. The form asks about equity and financing status, but these answers are self-reported. Your bank or financing partner checks financing.
Do Meta campaigns replace German property portals?
Not necessarily. Portals reach people who are actively searching. Meta campaigns also reach people who are not searching yet but fit the target group, for example investors with high incomes. Which channel pays off for your project shows in the total cost per reservation and per notarised purchase.
How do you measure campaign success?
Not by the number of enquiries, but stage by stage: reached, good fit, viewing booked and held, reserved, notarised. Reservations and notarisations are counted separately, because not every reservation leads to a notary appointment.
How fast will the units sell?
Nobody can promise that seriously. Sales speed depends on price, location, financing conditions and your sales team. After the first weeks we can tell you how many suitable enquiries each unit type produces and what a reservation costs at your conversion rates.
Units still available in your project?
In a free project check we go through available units, prices and previous enquiries and tell you whether additional campaigns will help or something else needs solving first.
